![]() | REITs Increasing use of Technology www.reit.com The need for improved efficiency has real estate companies seeking out enhancements in technology and business intelligence, according to Josh Herrenkohl, real estate investor services group leader with Ernst & Young. In a video interview with REIT.com at REITWise 2012 NAREIT's Law, Accounting and Finance Conference in Hollywood, Fla., last month, Herrenkohl discussed some of the major trends in technology and market intelligence. He listed a number of factors impacting REITs and commercial real estate companies in these areas. "One of them is greater focus from a regulatory perspective, which is impacting many aspects of the operations, including technology," he said. "We're seeing compression around fees to real estate companies generally throughout the industry. That's driving trends around organizations looking for greater efficiency." Herrenkohl also said firms are witnessing stronger demand for timely market intelligence. Risk management is another important issue, according to Herrenkohl. "What we're seeing is a greater focus, especially from an institutional investor perspective, in terms of the focus on mitigating risks in general," he said. "We're seeing all of those combined having an impact on technology and efficiency, in general." Herrenkohl also noted that companies are seeking greater efficiencies through shared services, outsourcing and offshoring. ![]() | US REITs' Interest in Investing Abroad Growing www.reit.com Investing abroad appears to be "back on the agenda" of US REITs, according to Bartjan Zoetmulder, tax partner with Loyens & Loeff. In a video interview last month with REIT.com at REITWise 2012 NAREIT's Law, Accounting & Finance Conference in Hollywood, Fla., Zoetmulder offered his insights on the intricacies of cross-border investment in Europe. When investing in Europe, US REITs are searching platforms that enable them to hold assets in a number of countries, he said. They're finding a more hospitable regulatory climate in the process, he said. "Has it become easier? To a certain extent," Zoetmulder said. "European laws have become much more integrated." However, governments have also tightened up their administration programs, according to Zoetmulder: "More countries, due to budget constraints, have also become much more aggressive on looking at substance, for example." Zoetmulder also advised REITs to bear in mind that their tax status in the US doesn't apply outside the country's borders. As such, they will be subjected to national and local taxes on their activities in European countries. That means accounting for transfer taxes and other such measures, all of which can take a bite out of the US company's margins. REITs also should consider their leverage and depreciation schemes, according to Zoetmulder. Currency issues also come into play, Zoetmulder added. ![]() | April Showers REITs With Positive Returns www.reit.com Concerns about a weaker than expected economic recovery didn't hurt the US REIT market in April, according to Brad Case, NAREIT's senior vice president for research and industry information. In a video interview with REIT.com on the monthly market performance of REITs, Case consumer spending was one factor that helped lift REITs over the broader stock market for the month. While the broader market indexes dipped slightly, the FTSE NAREIT All REIT Total Return Index increased nearly 3 percent. The overall economic data underwhelmed observers. While the numbers may have disappointed analysts, the tepid recovery didn't impact publicly traded REITs, Case explained. "It was a very strong month in the real estate market for investors investing through REITs," Case said. "That's actually something that we're getting used to. If you look on a year-to-date basis, REITs have quite strongly outperformed the stock market in 2012." Case noted that REITs have generally outperformed the broader market over the course of longer time horizons, too. Case singled out the fledgling infrastructure sector for its strong performance during April. The sector gained more than 9 percent for the month. ![]() | IPO Market More Challenging for REITs www.reit.com Entering the public markets today is more challenging for companies than it has been in the past, according to Mark Van Deusen, partner with Hunton & Williams LLP. In a video interview last month with REIT.com at REITWise 2012 NAREIT's Law, Accounting & Finance Conference in Hollywood, Fla., Van Deusen spoke about signs that may signify growth in the REIT market, as well as regulatory issues impacting REITs. "What I'm looking for is to see a revival in the market for IPOs. I think over the past couple of years, there's been a lot of companies that have tried to go public with some fairly compelling stories," he said. "But there is not really a market for small cap REITs to go public. It's really not that kind of environment." Because the IPO market is more challenging to break into, Van Deusen said it leaves few choices for companies that have reached a critical stage in their growth. "Tapping into public markets is much harder, and it's much more expensive than it used to be," he said,. This leaves companies trying to find alternative strategies that range from merging with another company or trying to find capital through other means, which can mean non-US or institutional capital, according to Van Deusen. ![]() | More Transactions Forthcoming for REITs www.reit.com Look for transaction activity in the REIT market to stay consistent in the near future, according to Jim Hanks, partner with Venable LLP. That includes full portfolios as well as one-off deals. "I think there's a strong likelihood that there will be continued deal activity, or maybe even increased deal activity," Hanks said in a video interview last month with REIT.com at REITWise 2012 NAREIT's Law, Accounting and Finance Conference in Hollywood, Fla. "With the stock market doing as well as it's doing, I think there's good reason to believe there will be opportunities for REITs in the M&A market." Hanks also said he's "definitely" anticipating an upswing in the number of REIT IPOs. That could include REIT portfolios that were taken private in the last decade coming back on the public market. "I think that with the strong market, there will be good receptivity to REIT IPOs," Hanks said. "A lot of REITs went private in the first decade of this century. There's a lot of real estate that has been public before that could come back out into the public markets. Real estate that has an established track record that should be reassuring to investors." ![]() | REIT Returns Drop in 3Q 2011 www.reit.com September brought an end to a rough quarter for REITs, as the FTSE NAREIT All REIT Total Return Index dropped nearly 15 percent for the period. Brad Case, NAREIT senior vice president for research and industry information, noted that the down quarter has some investors asking if REITs have reached the end of a bull market. However, Case called the swing "a bigger than usual hiccup" in this bull run. "Investors have to keep in mind that it's not a normal situation for the broad stock market to outperform REITs," he said. "If you look at essentially any historical period, REIT investors will generally get returns that are similar to the broad stock market on average, but a little bit better." Case said concerns over the ongoing problems in the European financial system could impact investors' outlook for REITs. The thinking goes that a downturn in the global economy could spread to the United States, which would have a softening effect on market operating fundamentals, according to Case. "That's a valid concern," he said. However, Case pointed out that certain investors are looking at the current environment and seeing an opportunity to buy REIT stocks at a discount. In that respect, REIT's income-producing characteristics are playing in their favor. ![]() | REITs carry momentum into first quarter of 2012 www.reit.com REITs continued to show strength during the first quarter of 2012 with total returns of 10.4, according to Brad Case, NAREIT's senior vice president of research and industry information. In a video interview with REIT.com, Case discussed how the REIT market performed in the first quarter of the year. "It was another strong quarter," he said. "It's actually a little bit less than the broad stock market gain, but that's to be expected, given that REITs have outperformed the broad stock market the last three years." Some of the top performers from the first quarter of 2012 included the industrial, regional mall and lodging sectors. "The industrial sector gained more than 25 percent during the quarter, and the regional malls and hotel sectors are very strong," Case said. He attributes this strength to a growing confidence among investors that the broader economic expansion is going to continue. Case said that investors anticipate an increase in manufacturing and trading activity, which will translate into an increase in the demand for industrial space. Additionally he said investors are confident that travel for business purposes and vacations will increase, thus increasing the demand for hotel space.
